The place to be developed is Risna. It consists of 4 irregular sites located at the height ranging from 65 m to 80.25 m above the sea level. The southwest side provides an expedite view of Boka Kotorska. At present, the construction site has a small unusable facility and a small ruin in the upper eastern part of the site. Under the facilities mentioned, there are numerous benched terraces with fruit trees. The terraces are zigzagging, shaped with walls of natural stone and ranging in height from 130 to 190 cm. The southern border of the construction site is laid by a road about 1 m wide. The northern and the north-western side is lined with the neighbouring facilities with the number of floors P + 1 and P+1+Pk. This side of the site is bordered with a low hedge and in some places with wire. The upper eastern part of the site is flanged with a green belt of wild plants and low trees. Behind the plants, there is a road of Risan-Grahovo, which also provides an access to the site. This locality has a beautiful view of the gulf and the Teuta Hotel and a silent and relaxing ambient far from noisy and frequent transport. The split of the level provides a great opportunity to create an attractive area. The view from the terrace of the existing facility is even wider, so the convenience is much fuller and nicer; such a view could actually be designed from the potential facilities and their upper floors.
